From Loop 1604, one can already see survey crews preparing for The Landmark, a 99-acre pedestrian-friendly “office park” that will include two hotels, condos, apartments and boutique stores. San Antonio real estate giant ImageGalo Properties and high-end retail expert Fulcrum Development are turning the hot piece of real estate near The Rim and The Shops at La Cantera into an urban, office-heavy multi-use center.

“Residents of the planned apartments and condos could walk just a few minutes to the offices, shops, restaurants, hotel day spa or nightlife,” Galo says in a news release.

In a departure from the retail-heavy La Cantera and The Rim, The Landmark will fill a need for office space, said Walt Busby, president of Galo.

“It will be one of the first true office parks in San Antonio” since the ’80s, Busby said of the 1 million square feet of office space.

In addition, the developers plan 300,000 square feet of retail space and 1,500 condos and apartments.

Phase I is planned for January and the project is expected to take seven to 10 years and “many hundreds of millions of dollars.”

The original project for the area, “Regal Hills”, collapsed and Galo and Fulcrum purchased the tract in July. Nearby, work on Cresta Bella, a 400-acre multi-use development, is currently under way near Interstate 10 and Camp Bullis Road.

The first two office buildings for The Landmark will be about six stories high. Future office buildings could be as high as 10 stories. Phase II includes a four-star or better hotel and a limited-service hotel. The third phase will include residential development. Boutique shops and “more intimate and personalized” businesses catered to office workers and residents will be planned at all phases.

Fulcrum Development was the developer behind The Strand at Huebner Oaks.
